Lotmark on a computer, in the demo agency: the inbox, with three new enquiries from people abroad, each showing how long it has waited for a reply. One is open: a WhatsApp chat asking whether the two-flat house in Mon Repos is still available, its price, and whether the transport is clear, with buttons to reply on WhatsApp, call, email or schedule a viewing, and the house itself at G$68,000,000.
Lotmark on a phone: the demo agency's own website, showing a four-bedroom house in Providence, East Bank, for sale at G$85,000,000, about US$408,000 at the agency's rate, above the first of its four photos, marked under offer.
The demo agency. On the computer, a buyer's WhatsApp enquiry is open in the inbox, and on the phone, a house under offer is shown on the agency's own website.

Lotmark is built for the daily work of an estate agency in Guyana. Each agency gets its own website, and every listing is ready to share on WhatsApp and social media, with a brochure and a QR code for the signboard. Enquiries from the website land in one inbox on their own, and WhatsApp chats and phone calls can be added by pasting or typing them in. From there, Lotmark matches buyers to listings and keeps track of every viewing, sale and rental, right down to the rent receipts and the owner's statements.

Kinds of work: Custom software, Automation

  • Each unanswered enquiry shows how long it has been waiting, turning amber after fifteen minutes and red after an hour. Replying opens WhatsApp with a message already drafted from the agency's own templates, and stops the clock.
  • Each sale follows the steps its kind of title requires. A transport goes through the Deeds Registry, with a notice in the Official Gazette, while a certificate of title goes through the Land Registry and a state land lease through the Lands and Surveys Commission.
  • Every buyer and seller has the client file that anti-money-laundering law requires, and a sale stays flagged until those files are complete. The database itself keeps each agency's records apart from every other agency's, and a copy is stored off-site every night.
